The three ‘Golden Rules’ for your Spain property viewing trip
Rule One – Establish your requirements
Where do you want to buy? Think about the areas you want to live in before you go to Spain. Do as much research as you can before you leave, and we would also recommend speaking to an estate agent before you go. You can give them a clear idea of your requirements so they can plan your visit accordingly.
What’s your budget? Spend time thinking about your budget and make sure you stick to it. Make a note of any taxes and fees, and only make plans to visit properties that are within your price range. We would also recommend speaking to a currency specialist, such as our trusted partners Smart Currency Exchange, before you go. They will be able to give you advice on how timings and fluctuating currency markets can affect the cost of your overseas purchase.
What type of property? You need to think about all the types of different properties you are interested in, whether this be a beachfront property, a countryside escape or a city centre pied à terre. When planning your trip, make sure that you only arrange to see these particular types of properties.
Rule Two - Find the right team of experts to help you
Find a trusted property agent – Your agent (or agents) is one of the most important aspects of your viewing trip, and you need to find one that is reliable and reputable, who understands your requirements, and who can find properties that fit the bill. This will allow you to make the most of your time in Spain.
Prepare your currency exchange in advance – Before you go, speak to a currency exchange specialist to discuss the services available to you and your options for changing the money to pay for your property from Sterling to euros. Our partners, Smart Currency Exchange, can talk you through this process, and discuss the best time to exchange.
Find a good solicitor – Buying property is a complicated process, and buying a property, with different country laws and languages, can be even more complicated. It is really important to have an impartial solicitor, who knows the Spanish buying process inside out, who understands the market, and who can explain every step of the property purchase.
Rule Three – What kind of viewing trip suits you?
Your viewing trip can be whatever you want it to be, and whatever you need to suit your requirements. The most popular ways of organising an overseas viewing trip are:
Viewing property with an estate agent • Viewing property developments with the developer • A self-organised viewing trip
It’s a really good idea to have as much in place as you can before you go. The more research you do, the more you will know about your chosen area and what your ‘must-haves’ (and ‘must-not-haves’) are!
